ACT Home Buyer Concession Scheme
From 1 July 2026, eligible buyers under the ACT Home Buyer Concession Scheme are exempt from conveyance duty on eligible homes and vacant residential land. The ACT Revenue Office confirms the income threshold and property value limit have been removed.
Other eligibility requirements remain. Buyers and domestic partners generally must not have owned property in the previous five years, and at least one buyer must meet the principal-residence requirement.
Australian Government 5% Deposit Scheme
Eligible first home buyers may also be able to buy with a minimum 5% deposit under the Australian Government 5% Deposit Scheme without paying Lenders Mortgage Insurance. The current ACT property price cap is $1,000,000.
The scheme currently has no income caps and unlimited places, but borrowers must still satisfy the participating lender's credit policy and approval requirements.
